Ms. Bensley has a 20-year background in various consulting services, and has carried out assignments in the
areas of market and financial feasibility analyses for entertainment, cultural and public assembly facilities, all
types of retail, commercial and residential real estate, land use planning, development consulting, consumer
research studies, and fiscal cost benefit analyses. Her background includes experience in the analysis, valuation
and planning of a variety of real estate projects for both public and private clients including arts, entertainment,
cultural, retail, residential, industrial, office, hotel, restaurant and recreational real estate developments. Her
consulting assignments include studies performed for over 100 clients within 45 states.
For two and one half years, Ms. Bensley was Senior Analyst, Area Research Department for Federated
Department Stores. In this capacity, she conducted market feasibility and projected sales volumes for Bullock's
and Bullock's Northern California department stores in Reno, San Diego, Fremont, California Central Valley,
Thousand Oaks, Glendale, Palm Springs and Santa Ana, California, and Bullock's Wilshire Stores in La Jolla
and Woodland Hills, California; and I. Magnin Stores in Sacramento and Santa Ana.
Recent experience includes various consulting assignments for 20th Century Fox, TrizecHahn, the Irvine
Company, the Koll Company, American Nevada, Gaylord Entertainment, Turner Sports and Entertainment,
Sony Development, IMAX Corporation, Levy Restaurants, Dick Clark Restaurants, the Portland Trail Blazers,
the Phoenix Suns, Maguire Thomas, and Catellus Development regarding entertainment , arts and attraction
development. She is the feasibility consultant for TrizecHahn's new Hollywood & Highland development, as
well as Sony's new Metreon project in San Francisco. She is well versed in the conceptual and business
planning for new urban entertainment centers nationally.
